An
Home Appraisal is NOT a Home Inspection
Appraisals are different from home inspections. Appraisals
are for lenders; home inspections are for buyers. The
lender does an appraisal to estimate the value of the
house; to make sure that the house meets minimum property
standards; and to make sure the house is marketable.
A home inspection gives the buyer more detailed information
than an appraisal. The information that is needed to
make a wise buying decision.
An inspection consists of a thorough visual examination
of a home's structural components including the foundation,
superstructure, and roofing systems, where accessible.
The heating and cooling equipment is activated along with
operating plumbing fixtures, testing accessible electrical
outlets and fixtures, and operating a representative sampling
of doors and windows.
It is the consumers responsibility to be an informed buyer.
A home inspection gives the buyer an impartial, physical
evaluation of the overall conditions of the home and identifies
items that need to be repaired or replaced. The inspection
report gives detailed information on the condition of the
structural components, exterior, roofing, plumbing, electrical,
heating, insulation and ventilation, air conditioning and
interiors. A Home Inspection report may be the most valuable
document on can utilize when making a purchase decision.
